Our Services

We provide free and professional valuation and advice about how to increase your rental income.

Since 1994 we manage properties ranging from bedsits to seven-bedroom houses, thus we have a very good understanding of the needs and desires of tenants, should they be single, couple or big families. This experience enables us to prepare your property to be rented out in a very short period of time. By using the notice period effectively, we reduce the vacant period to a maximum of few days.

We are proud to say that we have been managing the properties of most of our present landlords more than 20 years. Our aim is always to have a long-term, open and built on trust relationship with both our landlords and tenants.

We employ a maintenance manager dealing only with maintenance issues 24/7. We always ask landlords’ approval of the cost unless it is absolutely an emergency situation. We aim to solve all maintenance issues rapidly, in shorter time limit than prescribed by local councils. We want to provide a home, not a rented property to our tenants and we know that solving the maintenance problems promptly is the key for our tenants to enjoy their home and extend their tenancy.

As different from most of other agencies, we do not charge the landlords ‘handling fee’ and we do not get commission from our tradesmen to solve the maintenance problems at the minimum cost possible for our landlords.

Tenant Fees

Refundable Holding deposit - Capped at 1 weeks rent.

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or the tenant has the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract

Landlord Fees

We offer three types of services for the property management of our Landlords:

Let Only: We charge the first two week’s rent as commission

Management: 8% of monthly rent

Guaranteed Rent:There is no set fee for this service. We offer a guaranteed rental price upon evaluation of the property. Note that we do not offer guaranteed rent for all properties.
